Quick recommendation by situation
- Family backyard, full sun, kids and dogs: Sir Walter Buffalo or TifTuf Bermuda
- Shaded yard (north-facing walls, big trees): Sir Walter Buffalo — the only one that genuinely tolerates shade
- Low maintenance / holiday house: Empire Zoysia
- Acreage, sports fields, premium look: TifTuf Bermuda
- Tight budget, sun-drenched, hardy: Nullarbor Couch
Sir Walter Soft Leaf Buffalo
The default Gold Coast lawn for good reason. Sir Walter tolerates everything the Gold Coast throws at it: shade (up to 70%), full sun, salt spray, foot traffic and the wet/dry cycle. It's a thick, soft buffalo with a deep green colour that holds through winter better than most.
Pros
- Best shade tolerance of any warm-season grass on the Gold Coast
- Soft underfoot — great for kids and bare feet
- Stays green longer through winter than couch or zoysia
- Self-repairing — fills in bare patches quickly
Cons
- More expensive than couch (around $12–16/m² laid in 2026)
- Needs sharper mowing — blunt blades shred the leaf
- Thatches up if not de-thatched every 2–3 years
TifTuf Bermuda (Hybrid Couch)
TifTuf is the premium couch variety bred for drought tolerance and fine leaf appearance. If your block is in full sun and you want the manicured, sports-field look, this is the one. It's what high-end Mermaid Waters, Broadbeach Waters and Burleigh waterfront homes are running.
Pros
- Fine leaf, premium appearance
- Excellent drought tolerance once established
- Recovers fast from wear — perfect for high-traffic yards
- Lower water use than Sir Walter once established
Cons
- Needs full sun — won't survive in shade
- Goes off-colour in winter (more so than Sir Walter)
- Higher mowing frequency (weekly in growing season)
Empire Zoysia
The low-maintenance favourite. Empire is slow-growing, which sounds boring until you realise it means half the mowing of the others. Great for holiday houses, rental properties or anyone who doesn't want a weekend job.
Pros
- Mow every 2–3 weeks instead of weekly
- Soft leaf, dense coverage
- Tolerates moderate shade (better than couch, less than Sir Walter)
- Low fertiliser requirements
Cons
- Slow to establish — bare patches take longer to fill
- Slow to recover from heavy wear
- Most expensive option (around $14–18/m² laid)
Nullarbor Couch
The budget option that still performs. Nullarbor is a common couch variety that does the job for full-sun, low-budget projects. Not as pretty as TifTuf, not as soft as Sir Walter, but reliable and cheap.
Pros
- Cheapest option (around $7–10/m² laid)
- Hardy in full sun
- Fast to establish
Cons
- Coarser leaf than TifTuf or Sir Walter
- Won't tolerate any shade
- Goes brown in winter more obviously
What we avoid on the Gold Coast
- Kikuyu — too invasive, jumps fences and garden beds, banned in some council areas
- Common Buffalo (non-Sir Walter) — coarse, scratchy, prone to disease in Gold Coast humidity
- Cool-season grasses (fescue, rye) — won't survive a Queensland summer

Preparing the ground matters more than the turf choice
We see beautiful Sir Walter laid straight onto clay or unlevelled fill, and it dies inside 12 months. The grass type is maybe 30% of the outcome — the other 70% is site prep:
- Strip existing weeds, stumps, debris (we use a 1.7t excavator for tight access, larger machines for bigger blocks)
- Cut to grade with a 50mm fall away from the house for drainage
- Lay 75–100mm of quality turf underlay or screened topsoil (don't skimp here)
- Roll the soil to a firm, even surface — no soft spots
- Lay turf within 24 hours of delivery, butt joints tight, water immediately
- Daily watering for 2 weeks, then taper to deep weekly watering
Get the prep right and any of the four turf varieties above will thrive. Get it wrong and you'll be re-turfing inside 18 months.
